What to Do Before the Plumber Arrives
A few minutes of the right steps can save floors, drywall and belongings.
Water leaking or a pipe burst
- Shut off the main water valve. It is usually where the water line enters the basement or crawl space, near the meter. Turn a round handle clockwise; a lever goes across the pipe.
- Turn off the water heater. Set a gas heater to pilot or vacation, or switch off the breaker for an electric one, so it doesn’t heat an empty tank.
- Kill power to wet areas. If water is near outlets, cords or the electrical panel, stay out of the water and switch off those circuits at the breaker if you can do it from a dry spot.
- Open a faucet on the lowest floor. It drains the water still in the pipes and takes pressure off the leak.
- Move valuables and take photos. Photos of the damage help with an insurance claim later.
Sewage backing up
- Stop using water. No flushing, laundry, dishwasher or showers: everything you send down the drain comes back up at the lowest drain.
- Keep people and pets away. Sewage carries bacteria. Wear gloves and boots if you must go near it.
- Check with neighbors. If they have a backup too, the problem may be in the city main. In Ann Arbor, report it to Public Works at 734-794-6320 (after hours 734-994-2840).
- Call us. If it is only your house, the blockage is usually in your own drain or sewer lateral.

Emergencies we handle
When a Plumbing Problem Can’t Wait
Burst and leaking pipes
A split supply line, a failed fitting or a pipe that froze: we stop the leak and repair or replace the damaged section.
Frozen & burst pipes →Main sewer line clogs
Water coming up the basement floor drain or several fixtures backing up at once usually means the main line is blocked.
Drain cleaning →Water heater failures
A leaking tank, no hot water or a heater that smells of gas. If you smell gas, leave the house and call DTE or 911 first.
Water heaters →Sump pump failures
A pump that runs nonstop, won’t start or can’t keep up in a storm, with water rising in the pit.
Sump pumps →Overflowing toilets
Close the shutoff valve behind the toilet first. A toilet that keeps clogging can be a sign of a deeper drain problem.
Toilets & fixtures →No water at all
A broken water service line, a frozen line or a failed valve. Ask a neighbor first: if they have no water either, call the water utility.
Water lines →Safety first
If You Smell Gas, Leave First
A rotten-egg smell near the water heater, range or dryer can mean a gas leak. Don’t switch lights on or off, don’t use anything that could spark, and get everyone outside.
From outside, call your gas utility’s emergency line or 911. Once the utility has made it safe, a plumber can find and repair the leaking gas line or appliance connection.
- Gas leak: leave the house, then call the utility or 911
- After the utility visit: call us to repair the gas piping
- New gas lines are pressure tested and permitted

FAQ
Emergency Plumbing Questions
What counts as a plumbing emergency?
Anything that is damaging your home or makes it unsafe or unlivable: a burst pipe, water coming through a ceiling, sewage backing up, no water at all, a sump pump that has failed with water rising, or a gas smell. A slow drain or dripping faucet can usually wait for a scheduled visit.
Where is my main water shutoff?
In most Ann Arbor-area homes it is in the basement or crawl space where the water line comes through the foundation wall, near the water meter. Homes on a well have a valve near the pressure tank. Find it and test it before you need it.
Are you really available 24/7?
Yes. Call (734) 228-7852 at any hour, including nights, weekends and holidays, and we will arrange a plumber.
How soon can a plumber get here?
It depends on the time of day, the weather and how many emergencies are already waiting. Call (734) 228-7852 and we will tell you honestly when a plumber can be there, so you can decide.
What does an emergency call cost?
There is a $99 diagnostic fee, applied to the repair when you go ahead. The plumber gives you the price for the fix before any work starts. Financing is available at 25 months same as cash, on approved credit.
Who do I call for a sewer backup in Ann Arbor?
If neighbors are backing up too, the city main may be blocked: the City of Ann Arbor asks you to report it to Public Works at 734-794-6320, or 734-994-2840 after hours. If it is just your house, the blockage is usually in your own drain or sewer lateral, and that is a job for a plumber.
Should I call my insurance company?
For water damage, usually yes, and soon. Take photos before cleanup, keep damaged items until the adjuster has seen them and keep receipts. Sewer backup coverage is often an add-on to a homeowner’s policy, so check your policy.
